Due to the COVID-19 pandemic, this meeting will take place via Zoom.   If you would like to participate in the public hearing, you must pre-register through the Department of Community Development and Conservation by emailing publichearing@greenburghny.com or calling 914-989-1531, specifying the application that you would like to speak on. Instructions to participate will then be emailed to you or you will receive a return phone call.
 
Planning/Zoning board meetings will not be broadcast live on CABLE TV due to technical difficulties with our system after last night's power outage. 
 However, the meetings can be viewed LIVE on the TOWN WEBSITE and via ZOOM. For the cable broadcast, they will have to wait for it be aired on cable the following day and/or this weekend, beginning Friday. 
 
                  

 
             
1.   ZBA Case 21-26 - Bloom Energy Corporation, for property located at 151 S. Fulton Street, (P.O. White Plains, N.Y.). Applicant is requesting an area variance from Section 285-36(J) to allow an accessory structure in the front yard (proposed) instead of the rear or side yard (permitted).  The property is located in an IB- Intermediate Business District and is designated on the Town Tax Map as Parcel ID:  8.80-42-1 & 2

2.   ZBA Case 21-33 – Jessica Antonellis & Lexi Casano, for property located at 100 Heath Road, (P.O. Hastings-on-Hudson, N.Y.).  Applicant is requesting area variances from Section 285-14(B)((4)(b) of the Zoning Ordinance to reduce a side yard setback from 12 ft. (required), 3.83 ft. (existing) to 8.41 ft. (proposed); and from Section 285-14(B)(4)(c) to reduce a total of two side yards from 26 ft. (required), 14 ft. (existing) to 18.58 ft. (proposed), in order to construct an addition.  The property is located in an R-10 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.610-421-45.
 
3.   New Cases
ZBA Case 21-34 – Marcia Zeppieri,
for property located at 86 Windom Street, (P.O. White Plains, N.Y.).  Applicant is requesting area variances from Section 285-14(B)((5)(b) of the Zoning Ordinance to reduce a side yard setback from an accessory structure from 12 ft. (required), 4.5 ft. (existing) to 4.5 ft. (proposed); and to reduce the driveway setback from 12 ft. (required), 5.74 ft. (existing) to 0 ft. (proposed), in order to legalize a driveway and carport.    The property is located in an R-10 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  7.520-314-24
 
4.   ZBA Case 21-35 – Fleetwood Life Estate/Alison Berry, for property located at 33 Dunham Road, (P.O. Hartsdale, N.Y.). Applicant is requesting an area variance from Section 285-15(B)((4)(d) of the Zoning Ordinance reduce the rear yard setback from 26 ft. (required) to 23.7 ft. (proposed), in order to replace an existing deck with a new roofed deck.  The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.180-132-18.
 
5.   ZBA Case 21-36 – Dimonte Realty Inc., for property located at 183 S. Central Avenue, (P.O. Hartsdale, N.Y.). Applicant is appealing the Building Inspector’s determination of Section 285-29.1(B)(5.1)(b)(1) of the Zoning Ordinance that a “cigar lounge” is not permitted in the CA District, or in the alternative a use variance to permit such use.  The property is located in the CA-Central Avenue Mixed Use Impact District and is designated on the Town Tax Map as Parcel Lot ID:  8.290-220-15.
 
6.   ZBA Case 21-37 – Jose Luis Huaman-Aguilar, for property located at 298 Chatterton Parkway. Central Avenue, (P.O. Hartsdale, N.Y.). Applicant is requesting an area variance from Section 285-14(B)((6) of the Zoning Ordinance to increase the maximum height of a structure from 2 ½ stories (permitted), 3 stories (existing) to 3 stories (proposed); and from Section 285-42(C)(1) to enlarge a nonconforming structure so as to increase such nonconformity,  in order to legalize an addition.  The property is located in an R-10 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.210-152-15
 
7.   ZBA Case 21-38 - Durga Temple of Westchester, for property located at 1880 Saw Mill River Road, (P.O. White Plains, N.Y).  Applicant is requesting an area variance from Section 285-10(a)(1)(e)(2) of the Zoning Ordinance to reduce the front yard from 100 ft. (required) to 36.8 ft. (proposed), in order to construct a new house of worship on the foundation of a demolished  single family residence . The property is located in an R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel ID: 7.520-311-1
